Title Plans For Land/Building Purchase

The Engine House ~ Title: CTH8181

This Registers of Scotland Land Registry title has already been filed at Meadowbank House (here), so should be relatively efficient to convey ownership. The new legislation is gently closing down the ancient, 400 year old “Register of Sasines.” All land/buildings are being centralised on one Land Registry at the “Registers of Scotland“. All with the aim of more electronic IT in a smoother process and progressing the 1979 (here) and 2012 (here) Land Registration (Scotland) Acts as amended.

It is important to note that when the current owner of title CTH8181 (The Engine House) bought it back. An amount of funding was added to cover the planning permission costs of previous owner Irene Robinson (here). On resale, a wayleave was to be added (here), plus the road in front of the lighthouse tower was to be added. Hence the resultant price differential from when Caithness Estates Ltd., bought the Engine House on 22nd July 2022. The added road is shown here…

Around The Lighthouse Driveway

This road section was to enable a privacy gate to be installed so as to restrict public access to the Engine House (as pictured in bright orange to enable it to be visible in the photo – but ideally painted in black coloured Hammerite to align with the Grade A listed buildings). The gate is proposed so the Engine House owner/occupant would retain their privacy, whilst also allowing local folk and tourists to walk up to the main lighthouse car park and take photographs of the iconic lighthouse. 

NOTES TO ASSIST: CTH8181

1]. The private road in front of the lighthouse tower was to be transferred to the ownership of the Engine House (CTH8181).

However, as the Buyer of CTH8181 is already purchasing the adjacent Head Title CTH5579, there is, no logic in transferring that ownership to the Engine House as the owner is buying BOTH properties via the two titles: CTH8181 (Engine House) and (CTH5579 (Head Title).

2]. There is an area shaded in light brown on the Engine House Title Plan CTH8181 above. That is to enable the neighbour to access the heating fuel oil tanks and also access their garden area and windows on the western elevation of Stevenson Cottage (formerly known as Tower House).

3]. On the Title Plan for the Engine House CTH8181 there is a “right in perpetuity” to drive across the private roadway shaded in blue. Further information is detailed on the title deed narrative.

4]. On the Title Plan for the Engine House CTH8181 there is an area shaded in yellow. That Walled Garden was owned by Mr McLean’s company. The legal purpose of the yellow shading was to preclude the owner of the Engine House (Mrs Robinson) from objecting should Mr McLean wish to build at the Walled Garden.
